Typical day will include : Preparing financial feasibility considering 10 year cash projection and valuation of new projects or leases for new lease tenants or renewals. Preparation of financial and operational results for the month. Review of revenue and expense forecast and ensure changes updated. Review of control procedures and implementation to improve conditions .

Excellent learning environment!

My current position as Centre Manager is a overall comprehensive job - you have to have your fingers on the pulse of everything all the time. My daily routine during a normal day would be to do my rounds early morning - greet all my tenants and talk and discuss sales and business. I also help them with marketing showing them how to shift stock around and make it look different every day. Some days your duty requires a personal touch where you connect with tenants on a more personal level. My biggest challenge is to teach people about service delivery. I enjoy working with people, being a mediator and also a connection between them and my head office. To be on duty at basically all hours because of my shopping mall being busy all the time is also a challenge as a person is never able to be "off" in reality. A Einstein said: 'A human being will always be in the search for meaning.' And meaning to me is to be able to be who you are and to live live to fullest - to not just exist!

Different to maintaining one large Site.

I respond to 50 plus emails in every morning than I plan and discuss jobs for internal team.I do assessments costing/quotes for new business. Everyday is different as I have several projects running across 28 sites. I enjoy the travelling between cites four provinces. The most challenging is keeping to time to deadline on projects and responding to breakdowns to the far out sites.

Pros: Room for growth
Cons: Long hours as travelling is extensive

Great learning opportunity dealing with a diverse range of clients

I am blessed with being able to work independently and am fortunate that I am self disciplined to be able to manage my time well. I manage a diverse property portfolio and a wide range of clients ranging from both commercial through to retail. I enjoy a challenge and love learning new things.

Excellent learning curve

Starting the deadline in the Property Sector, meant that all expenses data had to be completed within the first 10 days, starting the month. Learning for management fees, Partner Packs and Vat returns, was stressful, but every monent and experience a learning curve. Team building and team play, was of utmost importance to keep the working chain flowing. Different personalities and brains was the cherry the cake required. What I learned most, that each financial data, was of utmost importance, but also crucial. After all deadlines are meant, I enjoyed our social, as it was time to catch up with other colleagues in other departments. Whereas, you can also learn more in regards to the legal side of renting. Most challenging was, the volumes and how to plan ahead your deadlines. To also go the extra mile, was very rewarding.

Not employed with the company anymore

I am currently not employed with the company anymore. I resigned due to unprofessionalism and mismanagement from senior management and up. Unfriendly environment to work in at company.

Excellent learning curve

Learning on facility management

Pre-construction planning and costing and execution of the preconstruction phase. Negotiation off better prices from supplier and contractors. Using different software​ programmes than usually used in construction industry

Enjoyed the diversity

There was an over load of work and therefor aa slower response to tasks, however once management or in this case manager had his favorites. The opinion, hard work and delegation has not been noted. The gets irritated with anything and will go against what is best even though he knows it's right. up
