Challenging and exciting work environment

I basically structured and implemented procedures in the utilities department. Having 3 employees reporting to me, giving managemeent support and continuous training. Management of utilities is broad, complex and is affected by all the departments within the company as I deal with historic and daily matters that arise considering the constant changes in the industry rules and regulations. Utilities are one of the biggest costs in the property ndustry, requires comprehensive understanding of both the cost side and the recoveries side, they are different yet complementory. The challenge is I do not have control over the municipality's constant billing errors. There is always acquisitions and disposal of properties, each affects the department differently as each property has unique challenges either inherent or new. I have a good inter-linked relationship with our customer relations and billing department, property managers, the development team,leasing and accounts department.
